Nolan Rosall, President  / (303) 449-6558 x2110 / 
Nolan Rosall earned a Masters degree in City and Regional Planning from Cornell University. He has a varied and extensive background in both public and private sector planning and strategic research and is a founding partner of RRC Associates. He has been principally responsible for a wide range of tourism-related market research and master planning for ski resorts, convention and visitors' associations, and municipalities. Nolan has been a major contributor of national level research and policy analysis for the ski industry. He has also provided ongoing advice for a wide variety of winter and year-round resorts throughout the United States. Nolan has administered numerous Public Planning projects, starting with his involvement as Director of Planning and Director of Community Development for the City of Boulder in the 1970s, and continuing through his consulting work. He has coordinated several large-scale PUD and downtown and mixed use re-development projects, including their public processing before a wide array of local, regional, and federal agencies. He has also analyzed the market demand and feasibility of several such developments.

Chris Cares, Partner  / (303) 449-6558 x2115 / 
Chris Cares possesses a diverse background in public and private planning and market research. A founding partner of RRC Associates, he specializes in practical applications of quantitative and qualitative research including surveys, modeling, focus group facilitation, and public outreach for problem solving in a variety of industries and settings. His research and recommendations have helped to shape both the design and marketing strategies of major resorts and other developer clients, as well as advertising campaigns, hospitality performance evaluations, community development programs, etc. He has coordinated the planning and public processing of numerous large resort and mixed-use projects. In addition, for over 20 years he has managed customer feedback programs, and other efforts designed to improve the function and performance of organizations. Housing and real estate-related needs assessments are particular areas of specialization. Chris has an undergraduate degree from the University of Rochester and a Masters degree from Harvard University.

David Belin, Director  / (303) 449-6558 x2122 / 
David Belin has been a senior director at RRC Associates for 11 years. He brings strong analytical skills and a common sense approach to help clients understand the implications of research findings. David works closely with RRC's travel and tourism clients, including DMOs, hotels, attractions, and ski resorts. His work has formed the basis of numerous strategic and marketing plans for resorts and other tourism-based clients. As the primary author of the ski industry's NSAA Economic Analysis, David has an excellent understanding of the financial state of the ski resort business. He has also assisted on appraisals of numerous ski resort business operations, using various methods such as Direct Income Capitalization and Discounted Cash Flow models. Market feasibility studies for residential real estate in resort markets is another of David's areas of specialization. David possesses a master's degree in Business Administration from the Fuqua School of Business at Duke University.

Nate Fristoe is a Director at RRC Associates with over ten years of experience in market research. Nate has pioneered the development of a variety of consumer travel and leisure research techniques for resorts across North America. These methods have most significantly been applied to develop long-range strategic growth plans for the snowsports industries in the U.S. and Canada. In addition, Mr. Fristoe has extensive research experience in the fields of customer satisfaction, publishing, analysis of consumer trends, and real estate. He has been a featured speaker and panelist at many national and regional conferences and seminars. Mr. Fristoe did his undergraduate work at Washington University and graduate work at Georgia Tech.

Angela Atkinson, Senior Analyst  / (970) 946-5261 / 
Angela Atkinson possesses a broad range of skills, complementing the existing talents of RRC's staff. She has managed a variety of projects within the ski and travel industries, serving as coordinator and primary research analyst for both public and private clients. Her projects have relied on survey-based research, focus groups, and other forms of research to effectively relay feedback from respondents to clients. Angela is skilled in interpreting data and communicating it to the end user in a timely and easily understandable manner.

David Becher, Senior Analyst  / (303) 449-6558 x2111 / 
David Becher has 17 years of experience in both the research and planning divisions of RRC Associates. He has served as the lead analyst on market research projects for a variety of clients in the skiing, tourism, and real estate industries, including authoring NSAA’s annual Demographic and Kottke (resort operations) reports for the past ten years. He has also served as the primary planner/analyst on a variety of housing, growth management, and economic assessment/impact studies, and heads up RRC’s lodging occupancy tracking research. David has master’s degrees in Urban and Regional Planning and Public Administration from University of Colorado at Denver, and an MBA from the University of Colorado at Boulder.

Mike Simone has been involved in a variety of projects as a research analyst to the ski, gaming and travel industry, providing timely information to policy-makers on various important issues, such as priorities for capital improvement decisions, pricing strategies, market-specific targeting, and other information relating to visitor opinions, satisfaction tracking and perceptions of product experience. Mike has also been engaged in a series of economic impact analyses measuring the effect of different special events in attracting visitors to resort vacation destinations. In addition, Mike has developed a niche in implementing parks, recreation, and open space needs assessment studies for towns and communities, the results of which typically become incorporated into the long-range goal of developing master plans.

Julie Arnett brings a valuable combination of experience in market research, planning, and design to RRC. Her background has given her a broad perspective on planning and research in the tourism and ski industries in Colorado and across North America. Her employment with RRC has included a variety of projects including tourism and resort research, hotel and lodging occupancy research, market and competitive analyses, and planning research, for both public and private sector clients. She has a Masters degree in Urban and Regional Planning and an undergraduate degree in Architecture.

Sarah McClain, Analyst  / (303) 449-6558 2120 / 
Sarah McClain has focused on conducting housing studies for many resort and Front-Range communities, as well as offering consultation on affordable and employee housing development and regulations. She has also been involved with community master plan and visioning processes, housing market demand studies, ski visitor research, and survey administration and interpretation. Her previous employment as a planner with the Colorado Center for Community Development provided her with valuable survey research and planning experience with many small communities across the state. As a native of Telluride, Colorado, she offers a unique perspective of resort communities and the ski industry. Sarah is a Certified Planner with a Masters degree in Urban and Regional Planning.

Greg Hartmann, Director of Hotel Industry Practices  / (303) 449-6558 2107 / 
Greg Hartmann, MAI, CHA holds the position of Director of Hotel Industry Practices at RRC Associates in Boulder, Colorado. Greg has specialized for over 23 years in hotel and real estate counseling including brand and independent multi-property portfolios ranging from 10 to over 600 hotels. Greg has performed appraisal and consulting assignments for over 10,000 hotels, resorts, casinos, conference centers, golf courses and timeshare facilities located in all 50 states, Mexico, Canada, Greenland, Europe, the Caribbean and Latin America.

Greg is a graduate of the Cornell University Hotel School and has written dozens of articles on hotel-related topics such as lodging REITS, cap rates, extended stay brands, Latin American tourism, hotel technology and franchising. He holds the designation of MAI through the Appraisal Institute and Certified Hotel Administrator (CHA) through the American Hotel Lodging Association. He has served as Executive Director for the Center for Sustainable Tourism and was an adjunct professor in hospitality management at the University of Colorado at Boulder.

Prior to directing hotel industry practices for RRC, Greg was Managing Director of HVS - Boulder as well as the founding partner of 10 HVS offices and divisions during his 23 years with HVS. Mr. Hartmann has owned and operated commercial real estate assets in Boulder including a hotel, brew-pub/restaurant, recreational facility and an historic landmark office building. Greg’s background also includes operational experience in several hotel and country club facilities.

Orly Ripmaster, Project Manager  / (303) 449-6558 2131 / 
Orly Ripmaster comes from the company Hospitality Real Estate Counselors (HREC) where she was involved with the review and development of lodging asset reports. Previously, Orly has worked in a variety of hotel operational capacities including revenue management after receiving her Master’s degree from the University of Colorado and BA from Harvard University. Prior to working with HREC, Orly earned her MBA in Hotel Real Estate from ESSEC Business School in Paris, France. Orly brings a diverse skill set, strong education and direct hotel experience to RRC Hospitality.

Stephen Hennis, Director of Hotel Industry Practices  / (303) 449-6558 2131 / 
Stephen Hennis, CHA has over fifteen years of experience in the analysis of lodging investments. Steve has appraised and evaluated over 500 lodging facilities, and has been involved in the underwriting, negotiation, and acquisition of over $400 million in luxury hotels and resorts. In 2006, he founded Hospitium, a consulting firm focused on the upscale and luxury sectors of the lodging industry.

Prior to becoming Managing Director of Hospitium, Stephen served as Vice President of Hospitality Investments for Lowe Hospitality Group and Destination Hotels & Resorts where he worked on acquisitions, dispositions, and development projects. Stephen led the negotiation of several off-market deals, including the acquisitions of Miramonte Resort & Spa, Skamania Lodge, and the Driskill Hotel. He worked on many large-scale developments like Terranea Resort in Palos Verdes and the proposed Silverock Resort in La Quinta. Stephen also oversaw the annual market analysis and valuation of Lowe’s entire lodging portfolio.

Steve previously served as Vice President and Director of Research for HVS International where he specialized in the analysis and valuation of large portfolios for cross-collateralized securitizations and oversaw the redevelopment of HVS’ analytical models and report templates. These models continue to be the basis for all of HVS International’s analyses. Steve also held positions at Marriott International, Caesars World, and the award-winning Castle Marne bed and breakfast.

Steve is a graduate of the University of Denver’s School of Hotel, Restaurant & Tourism Management. He holds the Certified Hotel Administrator designation from the American Hotel & Lodging Educational Institute. Stephen is a member of the Appraisal Institute and is currently working towards his MAI designation. Stephen is also a member of Johnson Capital’s Global Hospitality Industry Advisory Board. He is a frequent lecturer at the University of Denver’s School of Hotel, Restaurant & Tourism Management, and a panelist at the International Hospitality Investment Conference, the Americas Lodging Investment Summit, and the Lodging Industry Investment Council.
